Account Closed  correct...the originally contracted buyer should have skin in the game...ie. he/she should put up the earnest money. 

All hard money lenders I have spoke with requires the investor to have some skin, risk in the game.

Also he has more skin then the carry back.  

The builder has skin in the game.All builders have liquidity and cashflow issues.  

I want to show my investor that I am vested and have a lot of skin in the game.

It's risky because you're putting all of your "skin in the game" without your seller having any.

I would certainly require a good chunk of skin in the game from the buyer in the way of a down payment, but you could seller finance.

The below statement is in regard to the Las Vegas market.I agree that the market is completely different than in 2008 (as we are not nearly as leveraged as we were, buyers now have skin in the game in regards to down payments, most investment properties create positive cash flow vs 2008's negative cash flow appreciation game, and a lot more properties are owned out right vs financed) but there is no arguing that inventory has been rising week after week for months and continues to rise.

You’ll be wrapped up in a broker/client relationship only with your money, license and reputation on the line, so i would ONLY recommend someone you trust and someone that can have some skin in the game.
