I feel the best teacher is experience and if they can have one property that they crunch the numbers on and buy themselves, manage themselves, and are responsible for - I think that will go a long way in preparing them for their eventual inheritance.Although my perspective might eventually just change completely to yours as my kids are both under 2.

Total cost for recording is about 3%.Before you do any of that you should have an attorney and or CPA look at what you are doing from a tax perspective.

I guess my main concern is how difficult finding financing will be due to the fact I have less than two years of work experience with the new job and being fresh out of college I feel some lenders will not take me seriously.Thanks in advance!

The borrower would then be responsible to service the debt moving forward, sort of like starting fresh.
