Good morning all, I am seeking to connect with a commercial real estate agent in Wisconsin to possibly work with in purchasing a mini storage facility located in Egg Harbor.

We've done everything from under $100K rental houses (usually multiple properties at once) up to billion dollar aerospace and energy facilities and cost seg has been beneficial every time.

I would like to start putting an investment project together of constructing and operate a private adult assisted care facility and would like to hear some of your ideas about its construction costs in term of per square foot, room and/or occupancy unit.

I have over 20 years of experience in business operations, leadership, fiscal management, budgeting, sales, capital planning, project management, and facility management.

That being said, there are many components of a facility that can be depreciated faster (Fixtures, equipment, parking lots etc).

When you get into smaller towns and rural areas, you might find that the infrustructure is not adequate. a motel might require a sewage treatment facility, better know that before you buy the property!

These were folks who had never taken traveling vacations before and probably never will again.My projections are against 2019, the year before Covid.  2020 we got hammered, 2021 people came back but mainly to single-family residences where they didn’t have to share facilities, 2022 was crazy travel-wise.

The two had been doing fairly well for several years but took a direct hit when it lost two manufacturing facilities a few years back.  

One advantage I have, I think, is that I have worked for Facilities Management for a Los Angeles County Department.
