Stefan Knipp , I am in the process of doing some small scale syndication buy-and-hold investing and had an extensive conversation with my attorney.

I am not aware of a bank that will give a loan w/o income unless there are significant reserves or you have an extensive relationship with a bank.  

I've found this article, not sure how accurate it is or how extensive the research was done, but it's definitely something worth considering when entering a rental market or choosing one.
