This may be a lame excuse but I don't want to rock the boat and risk losing a good renter. 

@Joey Budka might be able to give you some tips since he used to work for Marcus & Millichap.In general, fear is the greatest motivator. 1031X is being under attacked right now so that might be a good excuse to start the conversation in your mailing or cold calling campaign.

It was an excuse to get out and interact with the tenants and see if repairs were needed, and confront them about late rent. 

So while they can use the divorce excuse to wash away the bankruptcy, you can't do that now with the eviction.  

I'm just curious if people will give the administration credit if they are successful at turning around the economy, or if people will just find another excuse to say this administration doesn't deserve any credit...

Finding good tenants costs me money, so if they're already in front of you, why not try to say yes, instead of trying to find a legal excuse to say no?

I need to set up alerts so that I know I have replies- this is no excuse; I should have checked back more.  

Of course, this being California, not sure I can even restrict the use, due to the "medical marijuana" excuse.  

I hear "this time it is different", yup millennials are getting married, building families and uber is coming out with a flying car or whatever excuse we have.
