My first bit of advice would be to get here and use your TLA (temporary living allowance) while getting a feel for the island before making offers. 30 minutes of driving on this island will take you through 5 completely different towns with different feels, traffic, home evaluations, etc.

My lender emailed an hour after I had already signed the closing documents that "Unfortunately, due to the current market they were canceling all their 30 year rental loans in progress, so mine would not be funded.

I'm pulling old comps, but the problems is that just because something gets listed and asks for a certain rent does not mean the landlord actually ended renting it out for that amount.The landlordology blog made a interesting point when it wrote: "When a real estate agent “pulls comps” to evaluate a home for sale, they use actual sales, not listings prices.
