I hate master water meters as tenants are not encouraged to conserve or report leaks. 

I find it encouraging every time I read about people staying on the path. 

I have being looking for a house hack to start myself, this encourages me a lot!

I have used DealMachine for this recently with varying degrees of encouragement. 

I don't say this to discourage you at all, more so to encourage and give you a realistic outlook.

I strongly encourage you to spend a few minutes updating it to at least indicate what kind of investor you are (or hope to be), where you are operating from (ideally, a city and state), and what you want to learn here about real estate.

@Corby Goade My lender had encouraged me to short term finance the house in cash instead of financing with a bank.

I guess with this being my first deal I just need some assurance and encouragement to jump in.The property is listed at $125,000 with 3 units rented to long-standing tenants.
