I firmly feel that this is a mix of unrealistic expectations from investors who want the vendor to value the property like its their own, and a thankless profession that needs high volumes to make ends meet (and still doesn't pay well).

You should also have a great insurance policy with a liabilty umbrella.Your deals by the numbers posted are more than excellent, if you keep buying at those num,bers, you will do just fine.I also suggest you mix in a few flip opportunities to increase your capital reserves for future acquisitions.
