I found what I think might be a good deal (it's a duplex in TN), but when I asked my agent to contact the other agent with questions, she sent back a seller's disclosure form that indicates there's a sinkhole on the property.

@Eric Adobo my other thought would be to roll the funds into a duplex, I could get one for about $300k, and both sides would rent for a total of ~$2,600.

The only reference I have is for my duplex and triplex properties in CO; sewage, water, garbage and share common area fees paid by me (about $200/mth; tenant pays gas and electric.

Typically one of the dwellings has to be owner-occupied, otherwise you're renting it as a duplex when it's zoned as a single.
