I found what I think might be a good deal (it's a duplex in TN), but when I asked my agent to contact the other agent with questions, she sent back a seller's disclosure form that indicates there's a sinkhole on the property. 

I originally wanted to buy a duplex also, but could not find anything that nice.

@Eric Adobo my other thought would be to roll the funds into a duplex, I could get one for about $300k, and both sides would rent for a total of ~$2,600.

The only reference I have is for my duplex and triplex properties in CO; sewage, water, garbage and share common area fees paid by me (about $200/mth; tenant pays gas and electric.

I really want a duplex, but most of them are far from where I work (40 minutes away) and the numbers just don’t add up when I run the reports from this website.

Typically one of the dwellings has to be owner-occupied, otherwise you're renting it as a duplex when it's zoned as a single. 

I recently viewed a duplex in south Philly for a house hack, but am still waiting on the seller to produce a variance for the property since public records show it as a “1 unit” RSA5 SFR with O50 land use.
