I think a credit history gives a much better picture of how well someone pays their bills and their current debt obligations.One of the problems with the current credit scoring system we use in the U.S. 

I'm not too sure how I feel getting on a personal level with our customers. 

Just to paint a picture of that unit its needs a lot of cleaning and the dog smell is terrible.

If you use my idea you can keep your $100 just send me a picture of everyone having a good time with a thank you note.

The picture above is what stealing electricity is all about.

After talking to the customer service rep, assuming the loan or getting a new one from them is not an option since we hold title in an LLC. 

As always protect the seller / the customer, above all the deal must be win-win.But even making a business out of taking control of RE and assigning, even this is permissable in any volume you'd like in the restrictive Ohio per the Jeff Watson interview of OH RE board members, as long as you don't do certain things and take legitimate control and risk via P&S contract with typical earnest money, (what ever, but more than $10 or $100).  

It's easy to put puzzle pieces together to make a picture, but much harder to get it to all work that way in reality.

The reason for this is it increases your touches (we all know it takes multiple touches before a customer "acknowledges" your presence in most cases) without increasing your costs.  

I have not been to the home yet, but the pictures show a home with basic cosmetic work.
