Properties are low and rents are high (compared to what the houses are worth)- ROIs of 15%+.

Just a few points for you to consider to hopefully get you on the right track:* Option to Buy and Lease are separate documents with separate purposes.* Tenants pay a NON-Refundable Option Consideration Fee in order to receive that option.

I don't think turning positive cash flow into negative for the purpose of building your portfolio is a good idea.

Compared to buy and hold it's just not worth it for me. 

You may be better off with solo 401k for your RE investment purposes.
