If this agent has a good reputation, good contacts, has done a good job for you in the past, you plan to use them in the future and especially if they work with other investors who are competitors, I would think it would be a good idea to be upfront and honest with them and explain the situation.You could offer to give them the listing on the back end, or when you have the conversation with them you could say "I appreciate your efforts so I wanted to do something for you, it's not much, but hopefully it's enough to let you know I care and value your time, I really hope we can find another deal in the future together soon" and give them $500 in cash or a gift card or something...

@Adam CraigHI Adam,You like red, a  dark red might work, but  maybe for the trim instead of the door, with sand color for the main part, and an earth color for the doors (front and back) to make them look "inviting".Whatever colors you choose, it's always wise to have the painters try them on a small part of the front so you can see them before you commit to buying several gallons.Sherwin Williams codes:Good Luck!

in VA a 30 day notice is 30 days from the rental due date not just 30 days from.whenever you choose and he ignored his false 30 day termination via email so if i were to pay the prorated amount i would have agreed to his terms and he is not accepting my rent and I have severe health issues and needed the time I was legally entitled to.
