I hear it all the time, but what if all the tenants dry up, and rents rates drop to $1 dollar, and they take your house and 1 st born child?

The nervousness that I am experiencing at this moment is similar to those that I had before I jumped off the high diving board at the local pool as a child.

These students tend to come with parents who are concerned about where their child is living.  

I honestly think we as agents are going to get fed up with working to provide a faceless entity like Zillow, Trulia, etc. the information they use to charge other REALTORs an arm, leg, and firstborn child!

The millennium's due to college debt and society trends are delaying house buying, marriage, and child rearing!  

I am married with one child, a daughter and love spending time with the family by being outdoors.

----Child #3 is a 4 plex in San Diego. 

Ex: Parents do a 1031 exchange of a multifamily home to a SFR (or commercial property), which they rent to a child at FMV.

Depending on layout, we wanted out before first child was born, because we were upstairs with almost no storage near front door, so would have had to drag a stroller up a flight of stairs multiple times per day.  

My strategy is to buy this property and lease it for the next 10-15 years, where I will sell it and take the cash to provide it as college funds for my oldest child.
