Looking for the pro/cons for a new investor

We just furnished a 2/1; it was about $11k for pretty average furniture and full supply list needed to equip and furnish a new property.

A new loan officer or one not familiar with DSCR might offer you the best interest rate and fees on a DSCR loan because their pricing engine told them, but your specific scenario may not fit. for example, a deal I am currently working, First time investor, First time home buyer, living rent free, seeking 80% LTV purchase, Using Short term rental income to meet DSCR, with gift funds. 

So go and find landlords that see the value in your offering, which requires "sales effort" Set up Zillow alerts for all multifamily units for rent in the desired area and call each new one that comes up.

Hello ya’ll, new here, just joined, am wanting to get into Tax Lien and Deed Investing (auction and OTC).

A lot of new investors are hearing a lot of zero down, subject too, and silent second positions.

I'm new to the area so I don't know any other contractors. 

I've not looked at what I could get for rent ahead of time, like you have, but it's a large apartment with 1 bedroom, 2 other rooms (office plus bonus room, etc) plus a brand new open concept kitchen, with its own separate entrance and garage access. 

As i continue to pursue this path, I also wanted to put an opportunity out there to any new potential partners.
