Did you have to bring any of the mechanicals (electric and plumbing or roof) up to code?

If you have to spend money it should be on mechanical systems, safety, or something that will allow you to raise rents.

It's entirely possible to be a bit under the $100/ft mark if you can save any mechanicals, roof, etc. but something always seems to pop up and the prices of everything are through the roof right now.

If it is generally fine and with reasonable life left, leave it.Roofs, mechanicals, etc are the deal killers in inspections.
