Hello;Wheree can I find a sample Deed of a real estate property purchased at IRS auction?

I am looking for advice from others who have purchased homes from foreclosure auctions.

Given the option, would you bid on an auctioned townhouse built in the 90s that appears to be in decent shape but is generally an unknown or an auctioned house built in the 60s that shows serious pride of ownership (looks great from the outside—flowers, plants on the porch, wreath on door, etc.)?

Most houses at auction have deferred maintenance and angry/difficult owners.

I was doing some research and I came across an auction for a piece of land in a well developed community in Colorado.

We know that they have postponed the foreclosure auction indefinitely, but maybe they're going to schedule a new auction and go that route again?

Auctions used to be the easiest place to get properties that would work with those numbers but there are far too many people in the business right now so those properties are going for way above where they should.

 Specifically, my question is if a person is the winning bidder and then does not complete the purchase process, is the hold lifted from the deposit or does auction dot com keep it?
