I highly recommend attending real estate networking events to meet more people is this space and pick their brain and learn more from their projects and see what is working and what is not.

Love the idea of helping out a first time buyer, may run into trouble if she's not the primary resident, check w/ lender but I don't think that'll fly w/o more of a down payment.

This has got me thinking if my cash would be more valuable out of state.

The property I bought was a referral from a past client and a deal I could not pass up.

Package unit not sure how many years old as it was there even before i purchase this property about 5 years ago.

Being that I'm so new in the field, I am trying to think outside the box to find this type of buyer.

So I suggest really being clear about the "why" and the "what to expect" to keep these inevitabilities in perspective. 

This resident likely had more options.My point is residents will make bad decisions and try to blame someone else. 

Thank you I have presented a 40-60 offer to him now to see if we can get the house at the bottom dollar we would like I for but I am putting a lot of trust in him on the price and feel that we may be offering so low that I seller will not bite
