I'm using a lender close to me in western NY but I would think others in the area offer it.  

If only they had an east - west rail that connected Boston and Western Mass.

On top of what everyone else had said, I have an investor who bought a duplex in a better area over there for FAR less and is converting it to an good old fashioned LTR from the room-to-room boarding house it was before.
