I'm well educated, professional and know I can be successful in real estate but it just seems that there's so much misinformation out there that makes it an absolute headache to weed out the fakes from the pros. 

I have received so much free education from peers involved in RE investing and though my practical experience is limited would like to start passing as much knowledge as I can.

However, from an asset management perspective, it seems like it is not wise to pull out all of the equity because you'll be over-leveraged with tons of debt on the books.

Educate your self and network as much as you can.

I think many professions have a leverage if they decide to become real estate investorsProperty management - as described by DavidAccountant - we understand Profit and loss statement, cash flow statement etcgeneral contractors - they will know estimated costs required to rehab a property.The rule is use your profession to become a real estate investor.If there is a skill that you are not an expert in - pay someone who knows how to do it better.

This community is such a supportive resource, and the opportunities for education are rich.

Rather look for the next place the well educated, elitist liberals are moving to.

But I also believe in leverage and having good debt.
