Caution - Do a google search for how many people are admitted to hospitals (or morgues) each year due to CO (carbon monoxide) poisoning, typically the result of an incorrectly serviced furnace or other heating-related incident.Do you really want to assume the liability of possibly killing others due to self-servicing a furnace?

Regd PM fees, if you are more hands on and have your team OTG its likely that you can get the maintenance rehab work done for 50% cheaper , its not worth the hassle if property is in good conditions and repairs are a few thousand $.I have been tired of inflated pro formas and also incorrect comps being used to sell the properties.

If you can sell it to someone else for more is the better question.If you want to put a contract on peoperties with "weasel clauses" and no earnest money, your odds are not good.I have wholesaled numerous properties from the mlsThe statement by @joe gore is incorrect, the seller pays the realtor fees.

That's when I found out what she had done was replace the faucet, and did it incorrectly, instead of the magical story of how the faucet magically leaked on it's own but she couldn't send me pictures for some reason...After much explaining with this tenant that she would be responsible for the repair, she magically found her way to home depot to buy a replacement faucet that was exactly the same as before and get it installed correctly.

But if you are tenant then I would approach your landlord first because in a lot of municipalities the landlord can get fined along with the tenant so they are usually pretty helpful in correcting the situation.
