There no reason to wait any time or have any “whichever is lower” rule come into play.

Besides, most investors via their CPA's are looking to take advantage of the new 20%  deduction rule that's coming into play now for 2018. 

For NC tax and foreclosure auctions the 10-day upset rule is in play. 

As @Jim K. stated to many human elements come into play you cant control.. and its one reason I am so bullish these days on new construction its easier to manage costs and I don't have to compete with all the wanna be wholesalers out there..

I'm not concerned about the 90 day holding period as I am more interested in rehabbing and renting.This particular property was just listed, but we'll see if they are willing to play ball.

My neighbor at a house I recently sold wanted me to cut down a tree that he felt was a danger to his property, conveniently he did this right after I called the cops on him for repeatedly parking in my driveway and refusing to move his vehicles...The previous owner mentioned to me that she had wanted to take the tree down but this same neighbor didn't want it taken down since his kids played around it.
