Let's say you do have a taxable gain... if you place the new property in service in the same year, and have a good CPA, you should get enough bonus depreciation to offset that gain. 1031 exchanges are expensive and tricky, even before considering a reverse exchange or other complexity.

Even within depreciation there are different terms, so the 27.5 years applies to some items, shorter for others, bonus depreciation for others.
