I spent a good amount to redo the unit and put it on market and I found a new tenant who looked good on paper with no evictions, clear background (except for 1 record from 2004 due to possession of 30 grams marijuana which is now legalized).

They are not mutually exclusive and if you are going to pursue collections you generally do that after an eviction or some sort of judgement is in place.Instead, at least to me, I would look at these two issues 1) Possession   2) Money owedYou always need to start the delinquency process that ends in eviction the day the tenant is late.
