It's a short drive, and normally the 2nd Weds of the month (I think).

Last quick tips: 1)ignore the list price ... make any offers based on your numbers, not theirs ... if they say no, then onto the next one. 2)I run both the buy-n-hold and flip numbers on every home, that is my plan A and plan B (or visa versa) ... plan A numbers need to get me a good return, plan B numbers need to be good enough (with margin) that I don't lose my behind if the SHTF with plan A ... easier said than done in today's market, but I don't (and haven't recently) pull the trigger unless ...I work some days in AV, so if it is mon-wed evening for meetups, count me in.

I think I can keep pushing my weekend rate upwards because by Wed/Thurs there are only 1-2 dozen places left for the upcoming weekend in the city limits (or just outside like mine), and most of what's left is either crap or overpriced. 

One of the meetup that Joe mentioned in Irvine is this Wed, and I will be there.

They put me through 4.5 months of waiting outside the country while I had gone for my wedding before letting me in.

I've been a bigger pockets lurker for some time now and thought I might throw my hat into the ring.  

I'm taking short break on buying due to weddings.

Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.

I'm holding off on doing any updates and starting eviction process until early spring as I have a wedding I'm currently planning for December and will not have the time to juggle both.
