I'd avoid anything in Cali - really tough to evict tenants and it changes the whole dynamic as a property manager.  

From visual inspection, the other bags were 3Mil or less (bags in background) I highly recommend that if you touch, or caused to be touched (as in a power washer), any asbestos or LBP siding, that you take a certification course even if you don't have plans to use the certification as part of your business. 

While they're not far from one another on the map, they're a world apart in terms of market dynamics.

Ultimately I believe real estate is so dynamic that there are multiple points of entry for a person and the one size fits all approach only hurts more than it serves.

Fortunately, it's a similar dynamic, just in a different direction: You want to sell subject to your existing financing.

I'm what I would call "visually sensitive" when it comes to locations.  

It maybe that the numbers make it worthwhile to hold the property and rent it out, but the partner dynamics makes it simpler to sell and move on to the next one.
