If only one member family working with blue collar job thing is extremely hard.household income of $350k-$400k is very common in our area and that's the reason why average house is north of a million.

I like the idea of looking at some off market SF or small MF properties that may fall into the upper to middle, still blue collar, A class and B class property areas and see if you can buy them at a discount.

I'd lump in some parts of Pinellas Park into Lealman but the area you're talking about is a blue collar working class area that should be fairly stable for now but I wouldn't anticipate any big gains there.
