(There are obviously exceptions to this statement, some people never get tired of the thrill of the deal and chase them forever.)  

It's a gamble, or should I say calculated risk?

We are thrilled with how well the property is performing- the first 12 months grossed just shy of $50k and my carrying cost is about $20k per year.

Gambling works out fine for some people. 

The students are thrilled about this and there has been a rush on signing leases.As far as the campus being the only life, that's sort of a slap in the face to every business owner, property investor, and resident of Binghamton.

I also bought 2 acres of raw land in WA state that was a good location on a highway, and gambled on having to get tests done, etc.  

Turned out, they didn't have enough housing for incoming law students and were thrilled to advertise my vacancies on their law school facebook page.  

We were just thrilled to get them out without major issues.So, I'm thinking that you ask them if you can get together to discuss giving them their deposit in cash to make moving out go easier.  

Worth the gamble in my opinion.

My crystal ball says that if you have already had conversations about this new tenant's allergies, you are moving in a tenant their last landlord was thrilled to see leave.
