The mortgage payment is already high and my life circumstances have changed, making the payment even more of a stretch (not impossible, but definitely above the recommended percentage of take home pay).I am considering selling the first property next year (which has about $200K in equity) to do a mortgage recast on the primary and get my payment to something more reasonable.

If the note holder purchased the note at a discount he can accelerate his profits and increase his ROI by offering the borrower an incentive to pay off the note early, or to make e extra payments.

Yes, unlikely, but there is a chance to collect. - They have a working relationship with the court personnel, which always helps. - They know the process cold, so shouldn't make a newbie errors. - They are arms-length.
