In my circles in the Baltimore area, south FL area, a few markets in northern and southern CA, across many investors with 20+ years experience and hundreds of doors each, calculating the likely CAP rate of a potential purchase (NOI / expected or max or acceptable sale price) to compare the attractiveness of one potential purchase to another is commonplace.
