That's sounds great, something worth trying.

You are in effect paying the capital of all your properties at the end, they are just all stockpiled in the last property you own before sale.

If any one of those five things is not good then profitability could be effective. 

Transparency sounds like a good policy.

It sounds like you may not be suited to live among tenants, as you're probably going to hear some music at noon and you may have slammed some doors to make shelves fall on people's heads. 

It sounds like a good case for a fix and flip loan (assuming you will not reside there).

Bonus depreciation may sound good -- "oh, I can offset it against my W2 income and not have to pay tax", but in reality, it is just another way for the tax professionals to get more business by charging you for doing the cost seg as well as preparing an ever-increasingly complicated tax return. 

The data sound convincing but I am wondering if anybody has actual experiences with this material.

This would be a single family residence with no financing so sounds like either option would work for me.
