We have a no-smoking policy and can enforce it, whether or not the tenant is using marijuana for medical reasons or recreational reasons.

They didn't want to be put in a position where short term inconveniences (like travelling to a property during a snow storm) would get in the way of properly running their project.    

I also have a full time job that requires me to travel extensively.  

I am open to new ideas of where I should look, my only hesitation would be travel time and not being able to manage properties far away.

Also I only know a few people in CA and will be traveling solo, so having things to do in the evenings and meeting local people would be great!

Is this a horrible investment idea and I just need to be rich enough to live in multiple places and travel wherever I want?
