This week, 2 months later,  the PM sent another maintenance person out and found 2 issues:1. water leaking from the ice box water line.2. hole in bathtub floor that wasn't there in August 2017.Along with that, they provided an estimate for the extensive water damage due to these 2 issues.  

@Kate J The note I closed last week has an UPB of $37k, the house value is just under $50k, and I paid much less than $20k for the note.

I can't tell you how many times in my life I have gone the cheaper route, on cars and houses, only to have to come back in six months or a year and having to pay again to "do it right" and replace that used part with the new one.

I need our gas fireplaces inspected, and the soonest I could find is 3 weeks out from now.

My group has just recently closed on 2 6+ units and will close another 6+ unit in two weeks. 

I average around 19 leads a week with at least 3-5 closings. 

For example, do not ask a very successful realtor who specializes in high-end single family homes to find you a six unit apartment building in a section 8 market.

It took her over a week to get it to us.
