Thanks for your reply, I would definitely like to work my way into multi family properties but would like to start with a single family home to get a feel for the business. 

I think there are other options at play with a potential cash out refi, acquiring a 2nd property while keeping the 1st, or even selling to acquire a 2-4 unit property instead of single family.

It isn't even insurance.Spreadsheet for book keeping.No software for a single rental.There is a ton of stuff you need to learn and it is way beyond the scope of this post.

I'm looking to house hack a tri or quad plex in Louisville, KY, and a lot of the properties I am looking at are zoned for single or double family.

When we compared options a few years ago it was the best proven product for us at the time.

Any ideas how much single family houses in Butler beach can rent for in terms of gross income in a year? 

I’d like to have a diverse real estate portfolio (single family, du/tri/quad plexes and a small 8-10 unit multi family) and then see what I enjoy the most.
