As of February, I am also a real estate agent, and plan to transition into that over time.Basically, I only have a few grand saved as a safety net but plan to increase that as my pay increases and I start doing transactions as an agent.

He does have a 60 day lease cancellation policy in the event he sells the property so I can kick them out if I need to.

But if you have 40% non pay with the crop of newbie syndicators and highly leveraged deals there could be some failures in those assets if this persisted for any length of time.So bottom line now with bail out and with landlords being polite yet firm this should not be the worse case scenario many are worried about.It has been a wake up call to highly  leveraged landlords though that 2 to 3 months reserves maybe inadequate for safety.

On one hand, my homes are standing vacant so it seems like an incremental cost (utilities, cleaning), on the other it seems like a major slap in the face after they unilaterally overrode our cancellation policies and now have the gall to ask us to make further sacrifices to improve their PR.
