Ok so sadly, our neighbor passed away at the age of 90.

Oct 2018 is where I hit a big clump of vacancies all at once (non payments that became evictions or would have but they bailed before court) so less income from vacancy, plus court costs, plus rehab costs at turnover if the unit was a mess which since most were inherited tenants they usually were, plus PM leasing fees, etc.. equals a pretty sad stretch of months at the macro level when you look at how am I doing as an investor

I've bought a number of deals this way, and it's great, but also very sad, because I know there's someone on the other side who just got punched in the gut. 

Sadly, this is what most "Guru's" do.

Sometimes the fees can be as low as 1%, so you could potentially pay 0% on a $10k bill for a year or more for $100 or so - sadly a drop in the bucket at this point.

3:no more chasing after rent from idiots or paying ridiculous property taxes or water bills I don't think I have ever had one personally threaten me.. but I have had them commit suicide  357 to the noggin thankfully in the back yard.and 3 more swallow more pills than they should. the pills were women and they all survived.. the 357 that was a man.. sad case.. he did when the sheriff was at the door.. my secretary who was there was a mess.. not that she witnessed it  but cop told her to go wait in the car.. she could tell it was serious. 

Sadly, with the changes in the tax code with 2018 tax law, two years is no longer enough to avoid capital gains tax.

It’s a very sad and horrible disservice when a society at any level actively helps people self destruct rather than trying to really help them stop their addiction, get clean and become a productive part of society.

I'm sad to have missed this meetup.
