What don't they do or do poorly? 

Since my parents would be residing in this condo initially, it would be likely fine during the correction if one happens, but since they are close to retirement it would behoove them to make the best possible decision for this purchase.

I still do my due diligence up front and am involved in the big decisions, but I'm not a part of the day-to-day operations. 

You may not find anything, in which case the problem of your decision is solved.

My recommendation is to search out Morris Invest on this forum and make your own decision as to whether you feel it's a good idea to move forward with them.There are other companies imo that appear to be much more promising for a first time real estate investment, however i must disclose that i have not bought from any of them; yet.Curious as to why your mom insists the property must be bought outright?

Mom was an English teacher and would say the dictionary is outdated the day it goes to print.My generation embraced (maybe did not exactly invent) use of the term "cool", which has somehow made it all these years, when I thought it would last less than 1 for sure, because it was so incredibly stupid and still is.In construction, hacks are the people who do poor quality work.

One lesson learned was that with a floor like that, even after trying to even it all out, it wasn't perfectly smooth and level, so the decision to use soft and floppy vinyl planking was a mistake.
