I visited the campus several times to train people on our latest technology when I worked there.

It’s like a loaded freight train, it takes a long time to get momentum but, once you have it, it’s nearly impossible to stop.

Yes, both organizations offer solid training and support to help you get started.But the real value of these organizations is the people you will meet.

You have to start somewhere and while I agree the BEST education is doing it, you still need background and general info on the strategy of your choice, know how to speak  the lingo, understand contracts, market analysis, etc.That said, there is no one way fits all but the point is, get some basics down (which it sounds like you have started already) and then go after a deal, either on your own or with another investor where you can get on the job training. 

The land owners (investors, in the case of a syndicated conservation easement offering) receive a tax deductible charitable contribution that flows through on a K-1 on goes on Schedule A of a taxpayer's Form 1040.

Option 2 is horrible idea as you are letting the tenant train you on what is acceptable.
