I have had some people not even move in and when questioned were still found to be compliant because it was their intent to move in but after further review of the neighborhood changed their minds.

I had a condo in a gentryfying neighborhood of DC that was right around break even.

How do you feel about the following neighborhoods in Texas for multifamily property investing :1.

Do you feel this is the overall market or are some neighborhoods that may be better than others. 

I felt somewhat trapped--wanted to maintain good relationship with MIL & her husband(who bought house and are going to be a permanent fixture in the neighborhood), but DIL & BF didn't look great on paper.

It also depends on the neighborhood and the type of investing you're doing...flips - buy & hold - airbnb, apartments, etc. 

Also if you are going to use the nicest 3 houses in the neighborhood as comps then your rehab budget better be higher to account for that granite, bamboo floors etc.

Do they not like the neighborhood, location or neighbors?

We will have 2 kids under 2 and are hoping to house hack a 2-4 unit in a safe/family friendly neighborhood. 

Costs me about $2000k a month to have a 3br home in nice neighborhood.
