If they are not happy with that, I'll send in my Realtor and the lister looses half comm.

I usually deal with these issues with concrete parge coating: remove all loose or soft brick, fill the hole with new brick and apply a parge coat (up to a certain height, often 3') across the length to protect the brick from further erosion.

This is definitely where folks got into trouble in the lead up to 08 and 09, where 0 money down, and loose lending standards lead to people being in a really tough position. 

If what they're doing seems to be outside of the legal bounds of what they are permitted to do pursuant to the governing documents and statute, reach out to an attorney.  

"Executor" gets thrown around loosely.  

Because I am bound and determined to be a successful real estate investor .My problem savings spent I been working 84 hours a week to cash flow things with men doing that I I'm only able to work on the the house around 4/5 hours at a time then with my regular job that's 17 hours day and I'm only able to do that a couple times a week .

Even with rates climbing, the lending environment has not been as loose over the last decade and the market has been undersupplied, since those days.  

Most realtors would be happy to give you their opinion on price free of charge, but even for $100 or $200 it is well worth the investment so you don’t loose out on thousands or tens of thousands of dollars.I don’t think keeping it as a rental and letting him live there would be worth the potential for a future disagreement.

I will be loosing around $75K if I sell at that price.

In my opinion you have to decide if you want to still try for a decent profit or if you want to get out without loosing your butt.
