tougher than advertised. there is lots of competition for deals; good contractors are booked up; materials are expensive; and interest rates are high.

Zillow is especially good for advertising, creating listings, etc. but there are other platforms that focus more on rent collection or accounting and financial tracking.

I will attach a link to the local median rent for a 1-br, and I believe, even if he pays for his own utility (which everything are free, except for internet at this moment), he is still below $200 market.
