You make a great point about watching out for hindsight biases. 

Then the lady calls me crying and begging to stay (though she did not seem to understand why I was upset about the birds) and she said she'd put them in their cage and keep them outside for the remainder of their stay.  

Hello Bigger Pockets World,I am new to the real estate world and I have been listening to the Bigger Pockets Podcast, reading their recommended books, watching webinars, and much more.

I learned the hard way early so watch out for that, and be stern (the eviction letters going asap when their rent is past due works wonders!)

Need to watch for deferred maintenance especially plumbing issues due to age.D: This is a C/C- in a bad neighborhood.

Then just keep watch on the crack and get that fixes next. 

I've been watching @Ian Walsh from Hard Money Bankers Philadelphia Live Stream alot recently and seems like they are lending mostly to their known investors that they've been working with for years.

While we are not in a bunker mentality we are certainly watching all costs, expenses and rents.
