It blinks that it's going bad for about a month before it ceases to work.When you have a long term lease with tenants, you sign that they assume responsibility for furniture and if it's damaged you charge their security deposit for it.

I found a tenant who seemed responsible.

In my personal experience, I've only had positive responses when I've told people about my REI business.I was a renter myself for most of my adult life.

In response to #2, I agree with what has been written (that foreclosures cost money.

My understanding is that the agent holding the listing agreement with the seller would be the one responsible for, among other duties, hosting the Open House.

And if/when I do - should that just be a face to face conversation or a formal notice that they were instructed to move their car?

You may feel you are the smartest kid on the block and that may even be true however, you cannot increase another person's risk and shed responsibility to another without their full awareness and acceptance and there are just too many holes in your permise which is why it is illegal. 

She sent me a response letter stating that she cant afford the $625 living on SS and that her son has moved out and to please work with her while she tries to find a new place.
