i have a long term tenant to , i am i the same situation , from late pay to not pay  .the late fee  they dont care about , personal i waive  many times but now my tenants  find the solution  "i dont have money" and decide to treated me that they dont need to pay rent because they know the law and they have friends in the bussines ,  so i give them 14  days demand of rent  what did t make it any difference   now i will give them 30 day notice long story short if u are nice with them u are dam 

Mixed use gives you diversification, but be careful with the restaurant size on the first floor.

And here's a little extra tip: team up with a good cleaning crew who knows about travel nurse places.

Let them know they will not be able to buy a home, get a mortgage, rent in another community, and could jeopardize their current credit card limits.If you are at your wits end and you know they do not care about credit and are ducking you then report the lates. 

Hello everyone I'm 21 years old and decided to purchased an online course to become a real estate agent.This is my first post here and wanted to ask anyone what advice do y'all have for me, in becoming an agent or just any real estate advice in general, your tips and advice will go a long way and will be highly appreciated.Also I wanted to point out that my main goal is to invest into real estate being into rental properties, multi family and maybe fix and flip.
