Looks like we have an investment strategy we can both wrap our heads around. 

I have this idea in my head that I will start building some wealth and becoming a real estate investor when the time is right.

I had to think about this for a minute and I’d have to say “it takes money to make money” has always rang in my head with investing or starting a new business and I think it still holds true today, even with all the knowledge and experience and networking.

I'll have to think of some of my stuff later but here's some things off the top of my head that have made life infinitely easier:1.

Heads up, make sure you get local quotes!

I've worked on many residential remodeling projects for about 30 years in Texas and what I've experienced like in your case I would first talk to your local head City inspector to see what he expects based on your knowledge and to know what they are or will be looking for.  

One thing to add that I didn’t realize is that BP allows non pro members a limited number of uses to their calculators so head on over to the tools and test drive it with your current deal!
