Made it habitable for the myself and kids, and then remodeled significantly to HELOC and rent out.

Where I was a tenant at a SFH, I took care of the home and kept excellent communication with landlord (practicing customer service and care for the product habit building) I then started making ridiculous low offer but fair to the landlord, to practice.
