There is an article that I'm searching for that I read in either AJC.com or Curbed that showed that the most flipped zip codes in Atlanta were 30310, 30032 and 30311, in that order in 2018.

Almost 90% people here search and look on their own first.    

This can be through any of the million syndicators out there or a friend/business associate who you trust that is involved or wants to get into it.The other option is to go searching yourself.

You can start by going to www.narpm.org and search their directory of managers.

It was a lot less risk to just search for a distressed existing project.
