If you allow pets, you'll need the fee to do some extra clean up. 

During the final cleanup, the manager sent out the HVAC tech to clean up the furnace, and he discovered that the furnace's heat exchanger has several cracks which can't be repaired.  

I am volunteering free service in some clean up, but I would also like to help as a business where I could make money helping someone.

I hate to show the house in the shape it is in and I cant force the current renters to clean up their act...

For instance, if he did a portion of the work - perhaps the tile, some painting, cleanup, etc - can he say it's worth $X amount based on what a sub would charge?

Our two current deals are moderate level rehabs, and the prior one that closed in April we purchased, took ownership, listed on the MLS after clean-up and securing the property.  

However, I don't know how costly the removal will be until I get the tank inspected; and if the tank is not sealed and clean up is required - a painless oil tank removal could potentially result in a $100k removal/clean up.

We have been reading up on the 'foreclosure clean up and property preservation' industry and I thought it would be a great way to get started.

The lot needs some clean-up and landscaping, but nothing major.The owner reached out to me and mentioned that he was interested in selling the property and would let it go for $90k.
