We do yearly inspections on the property before we will allow a tenant to renew the lease to make sure there aren't any large ticket repairs that would cause the value of the property to drop.

My favorite is the tenant that complained that the toilet was old and needed to be replaced because that was causing him to miss when he urinated and it was becoming a real pain for him to have to clean that up every time.

Obviously you can becuase you live there, but understand that that can cause more stress too especially if the tenants know you're the owner AND you're living there.
