My thoughts are:- pick towns that I know well- houses built before 1960 - last sale date more than 20 years agoI then take a look at the property photo to make sure it needs work, and then automatically discard properties transaction histories that indicate recent activity (such as moving into a trust).I'm going to send out about 250 handwritten letters.Any comments from anyone who has been successful with "free and clear"?

If you read any title policy it automatically has a survey exception that it will not insure anything a survey would have shown - it is in every single one.
