By the time you pay for your land, grading, permits, utilities, mechanical trades, labor force, asphalt and sales/marketing there's no point in building if you're not selling ~$300k or more.

The older you get the more you have to pay attention to: mechanical systems (electrical, plumbing, HVAC); roof; foundation; windows; rot/insect/termite damage; insulation.
